PHASE I - Evaluation Process
Once a client calls Village Foundation Repair for a foundation problem, we schedule a site visit to conduct an analysis and evaluation of the problem. Residential inspections take 45 minutes to 1 hour and includes:
- A scaled drawing of the house footprint of the structure
- Walking the perimeter of the house to measure
- Look at mortar lines in brick from front to back to see if they still are level or sinking
- Check if windows are pulled away from brick
- Look for fascia boards that have pulled apart
- Look for cracks in brick and mark them in drawing
- Look for contributing factors to foundation problem which may be caused by
- Landscaping built too high
- Trees and shrubs proximity
- Runoff from rain, gutters, downspouts or lack of them
- Seasonal changes in weather
- Improper drainage from flower beds
- Improper drainage due to improper grade
- Run elevations of the home’s slab
- Recommendations of pilings are placed on drawing to improve floor slopes & physical damage
- Meet with client to present findings, recommendations and estimated cost to perform job
Commercial property inspections take longer and the building foundation plans are needed to provide accurate placement of pilings.
PHASE II – Repair Process & Testing
Before we can begin any form testing, client MUST have awarded contract to Village Foundation Repair as company of choice to perform foundation repairs
- Have an engineer review repair plan
- Pull permit required for the job
- Call Dig Safety Group to mark buried utilities two days before work begins. (Required by all contractors)
- Estimator meets with crew and goes over all repairs to be done
- Estimator meets with client introduces client to foreman and crew to perform job
- Plumber performs a Hydro Test of the sewer system to identify if under slab sewer system is functioning as intended
- If pre-lift Hydro-Tests indicates a leakage exist, no post lift test is necessary as the leak is still needing repair. -

For Slab homes, any leakage problem is repaired after foundation repair is completed.
Pier & Beam homes should have the plumbing repair repaired before the foundation is repaired.
- 4” x 8” sheets of plywood is set adjacent to work site for dirt to protect landscaping & grass
- Crew begins digging safely watching for marked or unmarked buried utility lines - more info We try to interrupt as few shrubs as possible; however, shrubs and plants occasionally die. We do not replace them, as we have not estimated this in your contract.
- Crew completes digging of access hole underneath exterior of grade beam
- Installation of pilling– 8000 PSI cylinders hydraulically driven under grade beam using weight of home as fulcrum point - view diagram of complete piling system
- Cylinders are driven into the ground until they can’t go down any further (Different parts of the home will have different depths of cylinders due to weight load of home, soil types and soil wetness.
- Systematic installation of cap blocks and shim off one cylinder
- After all pilings are installed, structure is raised to the best of its ability or in the sole opinion of contractor that further raising will create new damage
- Structure sometimes is inspected in certain municipalities, once the work passes, the dirt is put back to cover the pilings
- All landscaping affected is restored to its original or better condition
PHASE III – Warranty
- Final elevations of the home’s slab are taken as this is the benchmark to your warranty
- Lifetime Transferable Warranty is mailed to customer
PHASE IV – Maintenance Process
- Make sure flower beds are not covering slab
- Flower beds need to be slopped away from slab for proper drainage
- Clean gutters regularly to ensure correct water drainage.
- Sprinkler system needs to be facing away from home and towards plants.
- Consult a Certified Foundation Repair Specialist (CFRS) if you notice changes or movements in foundation
